Multimode (OM3/OM4) suits shorter runs inside buildings and uses cheaper optics; single-mode (OS2) carries far greater distances and effectively unlimited bandwidth, with optics that have become far more affordable than the old rule of thumb suggests.

The mistake we correct most often is installing multimode on a route that will later need distance or 10G+ speeds, because the cable was slightly cheaper on the day. Re-pulling fiber through a duct years later costs many times the original saving.

Our guidance is usually straightforward: inside a single building over short runs, multimode is fine and economical. Between buildings, along any long route, or anywhere with future growth, install single-mode — and consider extra spare cores while the duct is open, because the cable is the cheap part.
